This project involved the complete structural and aesthetic transformation of a legacy villa into a sanctuary of “Technical Minimalism.” The primary objective was to modernize the living environment while significantly increasing the property’s market valuation.

Project Detail

The scope of work was extensive, starting with a complete strip-out of the existing interiors. We implemented a sophisticated open-plan architectural layout which required the precision removal of several internal load-bearing walls, replaced by concealed structural steel beams (MS). The flooring was upgraded to seamless, large-format Italian marble, requiring meticulous sub-floor leveling. A major highlight was the integration of a centralized Smart-Home Hub that manages the biodynamic lighting, climate zones, and a multi-room audio-visual experience through a unified fiber-optic backbone.

By merging advanced engineering with luxury design, we delivered a future-proof residence that saw an immediate 40% appreciation in market value. The project stands as a benchmark for premium villa renovations in the UAE.

Choosing AMS Technical Services for our Palm Jumeirah villa was the best decision we made. Their ability to handle complex structural changes while maintaining a clean and organized site was impressive.

Key Challenges

The primary technical hurdle was the villa’s original MEP infrastructure, which was nearly 20 years old and incapable of supporting modern high-load electrical demands. Our engineering team had to perform a “surgical” replacement of the entire wiring and plumbing network without disturbing the main structural columns. Additionally, achieving a perfectly flush finish for the recessed cove lighting in the gypsum ceilings required extreme precision to avoid visible joints in the expansive living area.

What We Delivered

Full structural modification and installation of high-grade, moisture-resistant gypsum ceiling systems. Bespoke, hand-crafted walk-in wardrobes and kitchen cabinetry produced in our specialized in-house joinery facility. A high-performance HVAC system upgrade featuring VFD (Variable Frequency Drive) motors for ultra-quiet operation and 30% lower energy consumption. Custom-fabricated Stainless Steel (SS) and glass balustrades for the main staircase, designed and fitted by our metalwork team.
